Process of getting renovation/extension cost estimates

    We've finally found a potential ppor that hopefully we can afford - we plan to do a major reno if it becomes ours.
    (Knockdown rebuild not possible due to heritage overlay)

    What is the process of finding a builder/draftsperson I could talk to regarding potential cost estimates of the reno/extension?

    eg Archicentre says 450-550k, is this realistic?

    It's a bit iffy because we might always lose out at auction and then we've had the consult for nothing!

    Did the same thing last year, Spoke to our local builder and explained we were going to bid at auction and if we lost this place we would buy another in the area, but also wanted a ball park quote to do a full reno.

    We used the Agents Layout and photos to give him a idea, along with pictures of the kitchen and bathroom styles we liked and as luck would have it, it rained on a open day and he wasn't working so he stuck his head in and had a good look.

    Then gave us a informal price and said budget a extra $50k for hidden items.

    We spend probably just over $400k renovating the house (New Kitchen same location, New Bathroom new location, Updating a 2nd bathroom, flooring, Paint, electrical, new deck, adding a pool and Garage
