Problem With builder on Granny Flat

    Hi All,
    I am building a granny flat in Doonside NSW. I finalized the builder after seeing his work and references. But the work now he is doing not upto to the standard as per my inspection.
    currently it is ready for Gyprocking and I am not satisfied with his Timber work.
    Would like to get an inspector to check and confirm everything is ok.
    can you please recommend who can do this for me and an approximate cost involved.

    Can't recommend anyone but generally curious why the framing isn't being done with steal, is it a cost thing over there?

    Also, did you compare costs for build onsite vs one trucked in?
    (Which could be trucked back out down the track if required)

    Not sure about NSW, but in Victoria, wooden framing is most common.

    Wood is cheap and very forgiving. Also fewer issues with thermal bridging.

    Timber is the norm from what I see in sydney

    you need a structural engineer to inspect it and ensure its as per designed. usually costs abut 300 to 600

    You inspected his finsihed granny flat (where you would have not been able to seen the framing) and now the framing isnt upto your standard?
    Could get a building inspector but my main question would be what makes u think the framing is not upto scratch?

    East coast goes (mostly) brick outer wall, timber framework, gyprock inner wall. West coast is, again mostly, brick outer brick inner, or double brick?
    Some builders do steel frame. I had one once, whilst being termite proof I found it very noisy during temperature changes.
    Some areas, like QLD where I am require steel cyclone rods to run through the timber framework at engineered points from the slab to ceiling to essentially bolt the roof on. And steel strapping to tie it all together. The further north you go, the more you need.

    Hello kvellimalai,you might have to explain a bit more in depth about the type of sub standard work that has been carried out.A small framing job like that should be a very simple task for any carpenter or even handy man to build on site although they almost always just have the frames pre fabricated these days.I'm not quite sure how or why the work is not to standard?(studs incorrect centres,window and door heads incorrect sizes, etc.It would be a much fairer option to ask the fellow himself and mention your concerns and the reason for them I think.
