    I'm not here to argue in any case, I simply came to give advice from the perspective of an experienced property manager and this is how we've always done business. I hope my advice has been helpful for the OP.

    Exactly - you have all the information anyway. And any information an agent collects while working on behalf of landlord is their information anyway.

    As a company policy, might not be best to give some details out so that issues are not undermined or convoluted, but novice PM's like to hide behind privacy act because they've never read it.

    Standard procedure according to who? I have never seen, read or heard that from the RTA, REIQ, in the Act, or anecdotally as a "standard procedure". So reiterating the question from @D.T. where does it say that?

    What information is on the bond lodgement or acknowledgement form that the owner can't access via the lease agreement or other provided information? Fundamentally, all tenancy documentation is held on behalf of the owner, it doesn't "belong" to the agency. If they want it, they are absolutely entitled to have it.

    I really don't mean to "heap on" and my intention is to be respectful but I just can't let some of the statements pass without comment.

    If you are going to provide advice about something specific, such as not providing bond forms to owners, then you should be prepared to argue the case and back that up with fact. It is not helpful to the OP if the information you are providing is not correct. (Anyone on this forum is happy to be corrected as long as it is backed up with evidence to support the fact).

    The phrase "this is how we've always done business" as a justification for anything just drives me nuts, and should be removed from the vocabulary of property managers! It is a big part of what is wrong with the industry and why generally PMs have a less than stellar reputation. Just because historically something has been done a certain way, or you have been told something is right by a person training you or more senior to you, or that is what other people do, does not necessarily make it right.

    So many PMs I have come across are far more concerned with being right, rather than getting it right. At the first sign of being questioned about the accuracy of what they are saying, the defensive shields come up and they start throwing out big ticket but undefined justifications like "the Act" or "the REIQ" or "privacy" or "standard practice". This has worked in the past for many property managers but readily available access to information, regulations, fact sheets, and forums such as these, means the property managers that operate like this either have been or will be caught out.

    Again I don't mean to be harsh or personal but it is frustrating when you want to see the reputation of the industry improve. I have heard from many PMs "we are professionals but we are treated poorly we need to demand respect as the professionals that we are". We can't demand to be treated like professionals, we have to do the things professionals do. Justifying responses and advice from a factual position is the absolute starting point to emulating the many things professionals do to earn the title of a professional.

    I came across few PMs, asking for right information or requesting correct income summary ended up getting reply like Tax office will chase you. I ended up getting this game to their principal to sort this out.

    One annoying thing is requesting 200-300$ clean when they find new tenant. Just fully renovated house and fully cleaned few weeks ago, require another cleaning to their standard. It was timber polished just two weeks ago and locked out since then. Just few ways they make extra at the cost of client dissatisfaction. Bit annoyed as they appoint their own in-house cleaners, perhaps they never attend to the house..
