    I had this on one of my feeds.

    NSW Police have opted for modular buildings to replace several police stations in the bush.

    Rather PS was burnt in the bushfires just on 2 years ago, it's replacement looks great.

    Would you consider this style of solution if you had a flat, open site with good access?

    We actually looked at some prefab companies for resi unit construction a while ago. Visited a couple of developments in Melbourne that weren't bad.

    Was much quicker and about a 20 - 25% savings in cost. Unfortunately, they couldn't transport in Bulk to Brisbane at the time.

    Custom Construction Solutions for a Brisbane based option.

    Would love to build something prefab and take advantage or CLT or mass timber framing for an architectural design

    The newer ones are of better quality and better design than previous options. Quite a few decent players in the game now

    We had looked at the likes of Pre-built (Victorian), some really interesting designs.

    Council local rules often limit modular, prefab and kit homes to avoid a region looking like a quarantine centre, retiree "resort" or caravan park. They tend to be more accepted as a crane in solution for GFs or secondary dwellings or in non-urban areas.

    The NSW Police solution is akin to pre-fab schools. It will always come down to cost. The appearance in a area zoned approporiately gives more latitude and councils will weigh up the community need for police facilities that support a presence in each town. Prefab also means local contruction is very minimal. Some fire affected regions have no construction capacity as its fully utilised.

    archiblox & prebuilt

    very quick construction
    end product looks good

    I see a few minor issues eg overcoming any Council or neighbour objections to prefabricated buildings - whether a PCA is a better or lower risk option.

    How will a PCA undertake the various stage inspections?

    On the upside, a delayed settlement on a purchase whilst approvals are granted, the building commences off-site, avoiding weather delays etc will reduce holding costs substantially. This is of paramount importance when you're purchasing in say Sydney or Melbourne.

    Spending 2-3 months post-settlement to deliver a leasable building vs 8-12 months can result in $15k+ cashflow brought forward as well (more in the inner-city or desirable suburbs).

    Isn't thus very backward looking?

    Near us a prefab cottage was built in Boonah and trucked to it's final ( suburban ), so there are possibilities.

    Rules and spreadsheets hold us back too much!!

    When necessary, a govt department can simply put on the "crown" and overrule council - the risk is lessened when the works are fully compliant with BCA & council provisions and they don't want to stuff around with PCAs or council planning procedures.
