NSW PPR Sydney 2 bedroom apartment Hillsdale or EASTLAKES

    I have a friend he is looking to buy an apartment.

    He is down to two suburbs.
    Hillsdale or Eastlakes

    Currently single looking at a family later stage.

    I have moved out if the area. 15 years ago so cant Comment as to current state of affairs
    Budget $650,000

    Requires 2 bedroom bathroom and garage.

    Can i please have some feedback on these 2 suburbs :)

    Also as it will be held for some time prospects of both suburbs

    If you had to,I'd probably pick Mascot over those two.

    He is focused on these 2 suburbs.
    Please note price, Mascot has alot of new. Stock outside budget and most with no garage.

    I would prioritise location over having a garage for an apartment. I can't see much prospects for apartments outside of the inner suburbs in Sydney any time soon and even with the inner suburbs, you need to buy pretty carefully with the current market

    He didnt really ask me for investment advice.
    I can give him that.
    I didnt disclose he has relatives and reasons for being in the area.
    It is not relevant as he asking advise only limited to what suburb of the 2 and why?

    Yes he also has good reason to need a garage. :)

    Eastlakes or Hillsdale?

    It's like asking whether you want to slash the right wrist vs the left. But push comes to shove...Eastlakes. Better located in my mind but still a ghetto, like Hillsdale. Plus there's a crapload of Meriton apartments being built in Pagewood/Eastgardens, near Hillsdale.

    Just make sure the unit isn't located next to housos.

    I also like Eastlakes more.
    Mascot has become a concrete jungle.

    I would not want to live their.
    Unlike Zetland i feel Mascot has 0 green space

    Both are terrible (to live). If your friend is hell bent on only a choice of these two- they are going to have some very interesting neighbours. There are no parts of these areas that aren’t ghettos.

    Mascot isnt terrible. Held IP there for the last ten years and its my PPOR. Green spaces can be found within some of the apartment complexes- not huge spaces but enough grass and greenery.

    The packed trains and rampant airbnbing are downsides, sure.

    imho.. i will pick eastlakes over hillsdale

    parts of hilldale look liked its stuck in ww2.


    parts of eastlakes are super expensive.

    i have yet to work out the effect of massive numbers of indians as respect to real estate prices.
    We all know that Chinese is good. Just look at Chatswood, Eastwood, Epping etc
    but what about Indians?

    Indians do not have that kind of effect just yet because they do not bring money from home. They earn here and pay $$$. I would personally avoid a suburb if a single ethnicity is more than 33%.

    Avoid Mascot, too much new stock.

    Both are good suburbs for investments. I prefer Eastlakes over Hillsdale in terms of suburbs, but note the following:

    1) Eastlakes meets my buying criteria in terms of price - with average unit being 1/3rd price of average house price.
    2) However, the quality of the stock in Eastlakes is poor - very few with internal laundries, many ground floor apartments, most on main roads - which I wouldn't touch.
    3) the layout of most Hillsdale apartments is better than Eastlakes.

    I had clients recently looking to buy in Eastlakes. Given the issues above, I actually bought for them in Carlton/Kogarah instead. The typical layout/transport/demographic is better.

    If you can find a good place in Eastlakes not on a main road and with an internal laundry, you should check it out though.
