PPOR near water retention body, creek

    80406812-361B-43E4-B2CA-C9A7FE723553.jpeg Hi, we thinking of building out dream PPOR in Norwest Sydney. The land backs onto Smalls Creek. This Creek/ the area is not marked as flood zone in Northwest/ western Sydney flood zone map. The house will have bush views in 2 sides.
    My question is, how a creek at the back and a water retention body next to the house may impact our living, future valuation if we need to sell the house?

    Am presuming the block is to the rhs of the retension area, so up hill :cool:
    Lots of estates have some form of retention system, be it an open storage tank like this or a low lying playground/park ;)
    Virtually every multi storey building has one, often the lower level carpark area o_O
    The idea behind it is to meter or hold back a substantial amount of storm water during a heavy deluge, this takes some of the pressure off the creeks and older storm water systems, allowing for more catchment.
    Only real issue could be mosquitoes should not all the water drain properly :eek:
