    This is a bit relief to read! There was no existence of negotiations in the past as people are fight over properties usually, I assume this had calm down a bit ?

    I agree with Sash. A friend did just that, bought a corner bock on border with Carlingford in Beecroft. Extended the house to 5 bedrooms, separate entrance and garage to one side, and can redevelop upper floor to extra two bedroom plus a bathroom. So not always a granny flat is necessary, alternate design, with separate access, on corner block, in the same house may provide you with alternate living for family members.

    @Hei we'd be happy to assess your criteria in more detail as it definitely appears doable, based on the broad outline provided, so feel free to contact us via our website or call. Much will depend on the finer print and how willing you are to compromise - particularly in the Ryde area. We are specialists in the northern and north west sectors of Sydney and have bought for many clients in similar positions to yours, over the last 13 years. Just bought a great 2/3 bed older home in the Ryde area for chinese clients that can fit an attached GF to rear (they have mum living with them too so need separate spaces) for sub $1.3m so it's definitely doable.

    I also grew up in Carlingford/Epping and am a local so know these areas pretty intimately :)
    Plenty has changed since the 1970's though LOL :D Never thought I'd see high rises on Jenkins Rd like the monsters currently under construction!

    Just an off topic question about your detached granny flat- is it on the cirner at the back of the hoise and whoever be living using the side entrance but will have access to your backyard?
