Moving from Sydney to Melbourne mainly because of the property prices.
I have shortlisted few suburbs :

    Mitcham
    Ferntree Gully
    Croydon
    Glen Waverly

If anyone can give me some reviews on these suburbs, that would be so helpful
I have a budget of 1.3mil. Looking for good schools and a decent 4bedder house.

    Huuuuuge range there......

    Of the top:

GWSC zone - highly sought after due to having one of the highest performing public secondary schools in the state. As such, highest prices for the same item in the list you have.

GW non-GWSC zone - more affordable

FTG/Croydon - these two are somewhat similar - hill country, green, more "country feel".

Mitcham - nice place - it has..... uh... houses.... and a 30 min train ride to the cbd

Might be easier to work it the other way - what have you found so far that catches your eyes in your price bracket? Just remember to add about 20% to the upper edge of he advertised price for auctions.

Why haven't you thought about Frankston and Frankston South, the Frankston high school has a very good reputation and great scores as well, plus you would get a house in a bayside suburb... :)

Liveable house on a good block of land in Vermont Secondary College zone or the same thing in Rosanna in Viewbank school zone. Depends if you like North or East. Frankston South in the school zone if you like the beach as another person mentioned already. All 3 options are equally good as long term investment in my books

Isn't Glen Waverley just leagues above the rest in terms of everything?

Depends - there's an area to the south in the Brentford SC zone and a section to the north in the highvale sc zone. These are much cheaper.

Mount Waverley (north of M1 and within MWSC zone) might be on par or arguably better than non-GWSC Glen Waverley. For one, you are closer to CBD and the drive to The Glen is nearly same.

Have a look at this one - https://m.realestate.com.au/property-house-nsw-girraween-137963234

Good school zone and in your budget. Plus you don't need to leave the harbour city.

GW is odd one out. I used to live in one of those other suburbs. Also include Heathmont, Croydon Hills, Ringwood East and Ringwood North. If you are looking at Mitcham also look in Nunawading and Vermont. All good suburbs.
