PPOR Build costs, Melbourne

    Can anyone shed some light on build approx building costs in Melb?

    I'm considering building a PPOR in high median area and the numbers have been all over. Specs would be 180sqm-ish, single story, flat block, architect or custom build.

    Around $400,000 for architect designed or custom of that size. A better way for you to get an idea is to discuss what influences the price when you get quotes.

    Your idea of a custom house is different to others. For example, what sort of facade are you wanting? What materials? What appliances?

    There is a huge variation in prices for many aspects of a house design. It won’t be till you become very specific with your brief that you get closer and more accurate quotes.

    Thanks for the reply.

    400k seems awfully cheap for custom or architectural.

    We want a modern facade. Flat roof. Fair bit of glass in the main room. Quartz counters. Nothin super fancy appliance wise.

    So many ppl seem to spending 650-800k for kitted out Metricon style builds, which is nuts

    That sort of price with Metricon would be a much larger house than 180sqm

    Without a few more specifics this question can be somewhat difficult to answer.

    What’s your current block
    like?

    What are the cut and fill requirements?

    What material for frame construction? Ceiling height? External cladding/construction?

    Insulation? Smart wiring? Lighting plan?

    Schedule of finishes?

    Schedule of appliances?

    Landscaping?

    Questions are endless.

    I can build you something to nice for $1400/m2

    Or you can have the same sized house with High end finishes and pay $3000/m2 and some....

    As a rough guide I know one project home builder in Queensland is around about $1400/1600 a square metre depending on design.

    Inclusions vary
