NSW PPOR aound Sydney 700k-750k

    Hello Guys, I really need your advice.

    Due to my tight budget, finding a house around Sydney is very difficult.

    I’ve done some research in the forum and learned a lot, but still have some questions. Thank you so much for your wonderful insights.


    Requirements

    - Budget: 700k-750k
    - Land size: at least 500 sqm
    - Transport: 90-120 minutes to Sydney CBD with public transport
    - Safe neighborhood, better to be friendly to immigrants


    Main Goals

    - Good CG potential
    - May build a granny flat to help repay the loan


    I am currently searching houses in:

    - Greater Western Sydney: suburbs around Mt Druitt, St Marys, and Penrith
    - Central Coast: Blue Haven, Lake Haven, Gorokan, San Remo, Toukley (these are far away from Sydney, but maybe these are the only suburbs that fit my budget?)


    My questions are:

    - Which of these two areas do you think has more potential? Greater Western Sydney or Central Coast?
    - Which suburb in these two areas do you recommend the most?
    - Or do you have any other recommendations?

    Glenmore Park - the best overall.

    Cranebrook - some parts are better then others, cheapest.

    Jordan Springs. Do your research on this suburb. Newer.

    Ropes crossing - is alright, little close to Mt druitt area tho. Newer.

    St clair - not to bad I guess, bigger blocks.

    Best value for money in these areas.

    I bought in Glenmore 12 months ago.
    +15% in the last year.

    A car to the train station would most likely be needed to be within your travel time.

    Have a look along the Campbelltown train line.

    Hi Kate,

    Is it essential that you purchase a house, or would you be happy with an apartment?

    Buying property is always about trade offs and working within a budget, but where do you line up on land content vs location?
