    What is your opinion on Avondale Heights, Maidstone or Keilor East?

    Also, it is better to get a nice townhouse or an old house for that budget?

    Not Maidstone for that sorta money, yikes! AH, probably ok.

    Older house for sure, more land the better.

    900k can get your townhouse/unit in Eastern suburbs.

    Personally I would go house with that kind of money - yeah Maidstone as well but I would get something which u can manufacture growths through permits or renovations etc

    I would rather a Californian bungalow in Sunshine over all those suburbs tbh. But that is just my personal choice, I don’t have your kind of budget after all!

    Keilor East and Avondale Heights are nice areas, but they are demographically some of the oldest areas in Melbourne - your neighbours will make you great pasta and cannoli though! Housing stock is great if you love 70s European style brick boxes, often better built on bigger land than the newer stuff. Schools are very good around here.

    In Maidstone the housing stock is very rough/run down ex housing commission (with a smattering or cheaply built townhouses) and nowhere near as nice as neighbouring West Footscray or Sunshine which are full of weatherboard heritage homes. Lowest tree cover in Melbourne as well, if that means anything to you. I would avoid.

    Throwing it out there - have you thought about Greensborough, Watsonia, Glenroy, Reservoir or Eltham?
    I believe all have train lines If I am not wrong

    Eltham is well over a million for a house. Of the OPs choices, I would avoid Maidstone as it's a pretty ugly area and doesn't have the infrastructure of nearby suburbs. You could get a cheapie around the Yarraville area too but it'll likely need work. Have a look on the "sold" tab on realestate.com.au to get an idea

    OP can take a look in Williamstown (townhouse, unit) and Altona with that budget.

    House price is Melbourne is really crazy. $800-$900k only gives you a tiny space in today's market. After a few drives to the areas, I am thinking Airport West, Keilor East, Sunshine North and Glenroy townhouses for around $800k (can't get a house with that budget), do you have any knowledge around these areas? I am still looking. Basically, I want to move into an area closer to Essendon as my partner is working there. Thanks

    You should definitely be able to get a house. I wouldn't get a townhouse in those suburbs

    You can get a house in those areas with your budget. Townhouses are like $600k

    I struggle to find any 3 brd houses below $800k in those areas.... there may be one or two listed for high $700k but they are going for auction, so it will pass the $800k easily...

    yes, $900 is the absolute max. And the lesser the better :)

    I had a look at the sold houses earlier today and there was a massive one in Glenroy in the 800s - like a 5 bedder or something. I'll post links when I get home. You need to look at sold results not for sale advertisements. You can definitely get houses within your price range

    Have you considered Keilor proper as well? Or Taylors Lakes? Go for a drive around Keilor. It’s super close to Essendon in real terms. It has an excellent feel and you can get full houses on big land (70s builds) starting with a 6.

    Yes, I don't mind Keilor, keilor downs or keilor park as long as I can find a decent 3 bedrooms around there.
    Most houses are advertised above 800k. Would I be ignored if I offered 10%less than the advertised price?

    All 3 suburbs are really good! As well as Taylors Lakes. You will not be short of decent 3 bedrooms and IMO are a cut above the newer estates. As for what to offer, go by recent sold prices. Don’t fall for agent tricks trying to get you to offer more.
