I have reached out to a potential selling agent for realistic estimate of an investment property (currently tenanted) in inner ring Brisbane and they have asked if they could go through the property.

I think this is fair enough as the property is probably just under 1M but could easily be 50k more or less depending on presentation.

The agent is well known in the area and the property is managed by another competing agency.

Any way to do this without alarming the tenant and/or property management agency?

Are you wanting to get the selling agent through without letting on to the tenants that you might list the property?

Tell the PM that a valuer is assessing prop for refinancing
This is what I have done in past

Also used the insurance assessor. Has worked

Yes this. Don't want to alarm them yet as it's not a forgone conclusion we are selling - depends on the numbers and costs of selling ie whether we'll need to pay for staging/extra marketing etc.

I see, thank you! - does the PM need to let the agent in though? I think that's what I'm concerned about since they'll recognise the selling agent if they have to meet for access

PS sorry if the questions seem dumb, this is my first potential sale!

Its your house who cares about PM.

Its more about the tenant being advised u are getting a valuation for refinancing and tell them u r not planning to sell
Just make sure u phone PM advising this. Its not in their best interest to disclose anything, other than what u stated

I don't get why you wouldn't just be honest and open about this with your tenant.
