Potential Development Query on small block

    Hi Everyone,

    Is this possible to build 2 units on a rectangular block (540 m2)?
    prefer double story units to save space, location is in Melbourne north,

    I have checked the local council website and they have no minimum land size requirements for subdivision, they need to check the plan and see if the proposed plan will fit in the block or not,

    Most of the double story units have bedrooms on the second floor and total land size for the building will be 100m2 for each unit, which leaves 340m2 for driveway and garden (30% garden requirement will be 162 m2 for this block and the remaining 178 m2 can be used for driveways,

    Have you seen 2 units on the small block like this before? is this doable or not?

    Units or Townhouses?
    I've seen two townhouses built on a 538 m2 block - both are 2 stories, 4 bed 3 bath 2 car garage.
    This was in QLD though, so yes it is do-able in relation to the block size.

    Physically it's possible. Ideally the block would be wide enough to have them side by side so you need less space for driveways.
    I've built two on 360sqm which were 3 x 2s but that was in Perth with potentially different zoning.
    Best to talk to a designer or town planner to ensure what you want to do is allowed in the area.

    Will depend on zone provisions, in part. For example Gen Res 2 has significant open space requirements and precludes reverse living. Get Res 1 allows balconies to be the open space - this can free up significant space - bedrooms downstairs and living at first floor with deck/balcony.
    Garden Space requirement is calculated on the whole lot, not the individuals.

    As Westminster says, there will be a design/physical solution - but on small sites especially the juggling of requirements will be tricky. Ask someone skilled, not just someone from the "phone book"

    540sqm isn't particularly small

    Go here; http://services.land.vic.gov.au/maps/pmo.jsp

    Enter your address on the left, then click 'get report' - you will be able to download the planning report in PDF format which will tell you the relevant zone / overlays that apply to the land
