    I work hard with the promos and the sales agent. I am a repeat customer too. He drops his commission a little and works with me on the promo and including some extras.

    Price was locked in 9 months ago. Would prob be 5-10k more now.

    So around 230k now! Wow...nice work mate!

    That is exactly what I am doing also.....but it is getting very difficult!

    No money bro. But i always come across cracking deals. Can't by though. If i had money, I might have bought just one more.

    Thinking of selling one and investing g those funds into another opportunity.
    But not sure if i should sell.

    Anyhow, i think it is too late in melbourne. Geelong might offer some opportunities still though.

    That is awesome pricing.
    I locked in 2016 with Sherridon at 206k. 23.5 sq. Home with lowline striata tiles, evaporative airconditioning, 4 bed 2 bath 2 garage with 2 living areas and an alfresco.
    Additional power points, additional leds in rooms and outside.

    The only thing i need to do additional is landscaping and fencing.
    I was feeling i got a very good price until i saw tour specs. :)

    With those inclusions those prices are excellent. Have you checked 8homes build prices, curious how they compare to your product

    Little bit of a lull in new land/stage releases around Melbourne it seems. A sales consultant at the Newgate Estate in Tarneit has turned out to be an acquaintance, I called him yesterday to hear what he thought of the demand/supply and the market. He said it's not abating and doesn't see it abate for 9-12 months. Blocks are gone as soon as they're released, at least in Tarneit. He's also said there're a lot of speculators in the market, people that put the 10% deposit in and later hope to on-sell/nominate just before the block titles. As such, the demand's not as great as it seems. His mob is putting in a nomination clause in to stamp this shady business out.

    There is nothing shady about onselling for a profit, it's also kind of the entire premise of this forum.

    It is illegal to nominate for a undisclosed profit in order to avoid taxes.

    Clauses designed to prevent the onsale or nomination of contracts have not been tested to my knowledge. I would be surprised if they would hold up in court.

    Dunno if people on here have been keeping an eye on the Tullamore estate in Doncaster. They're releasing a new stage soon. Steep prices, but probably okay for Doncaster I gather.

    I was comparing Cornerstone with Harpley at the end of last year. Recall a 400m2 lot at Cornerstone was only 199k with free landscaping and 350m2 at Harpley was 205k. No idea how the same sized block at Cornerstone shot up 77k in 10 months, that's ridiculous

    Wow, free landscaping too! I doubt if that sorta thing would be available these days to entice buyers.

    Hi all,

    I am looking at landing banking opportunity in Melbourne.. given the current valuation I don’t think a lot to go given sydney market is already cooling. I am moving overseas for 5 years and want to invest in land with the hope that it will be eligible to sub division in 5,10 or 20 years from now. Are there any areas within tarneit and Melton or near Geelong you can provide advise on with strong longer term sub division potentials currently classified as rural or semi rural. Thanks

    Someone posted about a block of a few acres of land in Wollert the other day (I think it was @Y-man). I think your question's vague. How much are you willing to spend. Are you wanting to get some income off the block while you're away? How big a block are ya after etc etc
