    Any recommendations? While dual occupancy is a great way to get higher yields, possibility of this with just one dwelling is even better.

    But property should be a long term investment, and my strategy is to hold and never sell if bought in a great location.
    I understand though that some may need to sell for many reasons (relocation overseas or interstate, estates or divorces, poor finances), but what I do like about property is the fact that is is not as liquid as stocks. This forces many not to sell and just wait so low volatility is good to those that hold but no so good to those that need to sell.
    In addition if 65%-70% property owners are O/O again so if all investors sell out there would be correction but not a total loss as can happen to any share instead.
    Prices have and always will vary, as the last 50 years of property history have illustrated that, hence property should be perceived as a long term investment IMHO.

    With all due respect, I think you should do some research yourself and not rely on others to tell you where to go. @Jacque showed you one located at Blacktown, I said you may be able to get even better if you try further out. Look at maps, look at www.realestate.com.au, and put some time into it. That's how you find bargains.

    I posted this 2 months ago. Looks like it sold for $1.14 million. Bargain or not?

    Anyone brought anything (100pc funded) that gives an income in excess $100k pa over the cost (all outgoings , regular refurbishments to substain rental, including interest and vacancies ) with growth prospects ?

    A bit over that in rental income over a few IPs but have associated mortgages.

    What are you after? What yield (net/gross)? Your usually forte is commercial properties right?

    Very hard with Capital city purchases but I can go close with one property.
    Purchase $1,150,000. Previously sold $3.5 million 12 years earlier. For sale 9 years before I bought, previously a huge restaurant of 500m2 in Parramatta City centre.
    Leased for $110k plus all outgoings,
    Borrowed $1.2 million against resi [email protected]%
    Net after interest is $60k plus rent increases by 5% each year.
    But property now has a value of $2 million, so it would not work for the next buyer.
    I also have done it through private lending.
    Borrowed $2 million at 4.25%
    Lent out on land subdivision @ 10% pa paid month.
    income of $200,000 pa less repayments of IO $85,000 = $115,000 net income per annum.

    I don’t believe it can be done with A grade properties though.

    Active members who wait for opportunity went back to idle mode due to short spike on price as interest rate dropped. They may be correct this is dead cat bounce.. Need to wait another 6 months to see the direction. May be a prolonged flat market is approaching sooner...
