    I don't know the area well, but that is a magnificent home. Interesting that it was sold for 16 JUL 2012 - Sold $1,850,000.

    yes that’s when she bought it. Sold in 2016.
    You should see her new house, more than twice that size.

    Great time to sell in 2016! I sold a 2 bed unit then, one next door recently re-sold for 10% less than the 2016 price...

    Surely it’ll go for a fair bit more than that... google street view shows it’s below the road though, looks a bit awkward. And there’s a driveway down the side to a bunch of townhouses or villas, can’t tell.

    How much low ball?

    I gave 25% less offer in QLD last November, then finally bought it in 4 months later 20% less. That house wasn’t livable without major reno though.

    Is it feasible in NSW now days? Any one successful? Looking for house with Reno potential in western Sydney under 600k. No luck yet.

    Jana, if you offer 20% below market value, no agent is going to take you seriously.
    The idea is to work out what a property is worth today.
    What you are going to do with it.
    What it will be worth in today’s dollars with your plan completed.
    Then working with the agent.
    Just because you buy 10-90% off does not make it a bargain.
    What is it worth is much more important.

    Agree with what @Car tart said. I've seen this far too often, people just discount a certain percentage of the asking price and offer that.

    Working out the "value" of the propery today and it's potential tomorrow and getting it right is the difficult part.

    The only negotiation tip is to be calm and ready to walk away from the table at any time. Trust your gut and the stick to the numbers you came up with.

    Is anyone thinking these new estates in warriewood are a little cheap? I typically think buying OTP in new estates is not a good idea but a million bucks for a free standing home seems decent?

    What am I missing?
