    Not really IMO, but people may say otherwise.

    The interesting part, is they fall under different councils. Drive past at the moment and large works are happening in Girrawheen (road upgrades and so on). Stigma takes a long time to change though. Parents have been in Doubleview for 30 years and it is only very recently that it has become more desirable (crime still fairly bad though).

    I get what boeman is saying, however I think Balga stigma is worse, my perception, could be wrong? also too many developers gone into this area building dog boxes, way too much infill. Not yet the case in Girrawheen

    I, for one, hope so.

    Like I said, no one has had the kahonas yet to develop so the rest of us can see end values etc.

    I can easily fit a 4x2 in my backyard, but no idea what to expect with prices of the existing and new.

    ...but there is new product, the land that I think Landcorp sold off, new homes on this by now right? what are end values, easy enough to work it out from this

    haha, blast from the past. I was checking out Gosnells because my next IP might be there and stumbled across this:-

    188A & 188B Hicks Street Gosnells WA 6110 - Residential Land for Sale #201592274 - realestate.com.au

    I used to live there when it was a dodgy old duplex. My BIL bought in 1992 and sold in 1998, which means he actually lost money on this site! Unbelievable!

    It was bought for $46,000 in 1992 and sold for $42,500 in 1998.

    I doubt they will get $375,500 for it now? Seems overpriced to me.

    Duplex site, you'd need to sell in the mid 4s to be worth the effort and risk, as a very quick conservative feaso. Don't see it being worth it but I suppose there are worse Devvy site margins out there

    Blackmore Estate?

    I see asking prices, but mostly 3x2 for circa $369k? What they actually sell for I can't seem to find, nor many 4x2 product.

    They would be also on a larger land component? so need to take this into consideration. Perhaps buyers are FHB market and no sales????
