    If you can stretch to 1m or even mid to high 900s and be flexible on land size, say 600 Sqm and up, then there definitely are options. Not heaps but they're there.

    I've seen dalkeith (no, not a misprint), mossie park, Floreat, city Beach, Wembley ones all fit the bill.

    Thanks all. Assuming its a very average 2/3×1 house albeit on a decent sized block, I'm guessing the rental returns would be woeful ...if I get a tenant?

    How are things on that front anyway ie the rental market? Last time I was analysing it, when I nearly bought a place in Craigie, it was pretty dire. The general feeling was that you were lucky if anyone turned up for an inspection.

    In many areas, rent prices are still dropping. However, if you are prepared to price right, you can still get a tenant. I just released a property in Cloverdale in 3 days. The rent is only $280 pw but I didn't want it empty over Christmas/New Years. The previous tenants left 1 week before Christmas.

    Nice. Renters bang on about heartless landlords dishing out increases before/around Xmas but noone bats an eyelid when tenants facilitate a few weeks of vacancy for their rich landlords.

    You can rent a palace for $600 per week, its that bad at least from what I am seeing and not far from the city

    I heard of an apartment building in Subiaco, new build, developer could not get tenants. Someone came along and offered $150 pw and they accepted. She told her brother so he signed up for the same deal and rented out his PPoR. Pretty low rent but they were desperate for some cashflow. I think the tenants signed a 2 year lease too.

    I'd try to lock in a 30yr lease :D. If I could snare it for $150, I'd consider moving the whole family from Sydney!

    They really are suited for a PPOR play as opposed to buying and renting out IMO

    Agree...but I always like having one desirable property, or rather a desirable location, in each capital city. Always hurts short-medium term but in long term usually a good decision. Call me sentimental.

    Alex is one of the young gun re agents, he always seems to get top $, he would not be trying to give it away.

    Don't know. You have owned and sold in Girrawheen, so you would have a better idea of prices than I would.

    There is the unknown end values. Haven't seen anyone yet do a girradoolaroo development? I have an R40 in Marangaroo, doing nothing as yet since numbers don't stack up.

    Plus there is the estate in Girrawheen already doing house and lands at a price I presume people would want their triplex villas to go for, much closer to Wanneroo road.

    Deceased Estate

    Owner wants $300K
    3 good size bedrooms
    needs renovating, around $25K, needs new kitchen/bathroom..

    The question is how much would it be worth when renovated 380K?????

    Demo and build 2? What are end values like for a 3x2? $400k?

    For a buy, demo, subdivide, build, sell for $400k, there is not much money in it. I would avoid if my end value is correct.
