    Yes, I was dealing an a re agent from Mandurah who is also a developer he sold one of my properties in Singleton and I think in 2014? he said that developing was difficult he was building apartments and he predicted an glut of apartments.

    Good to know about the planning side of things, I think I will stay away, tough enough with councils as it is.

    The problem is even then you're not really buying below replacement value and right now in the mid to high end the screaming bargains are in people saving a bucket load by buying properties a lot cheaper than what it cost the seller to build.

    Eg a property sold in nedlands a few months ago for 2.1m that would've cost, IMO even in this market with depressed land values and competitive building quotes, 3-3.3m turnkey to replace, with it likely to be at the upper end of that range. It had sold previously around 7 years ago for 3m.

    That sort of thing to me is a screaming bargain. There would be a lot of people in current market who might now be able to afford this, at current low rates, who back 7 years ago at higher rates and nearly 50 % higher price + lower wages could have never dreamed of looking for something like that let alone buying it. You're talking a large multi room multi bathroom fully done family home on 1012sqm in one of petths premier suburbs where someone genuinely could stay there for decades .

    Just 7 years ago at very best someone in their equivalent position financially in terms of wage and deposit, even adjusted for inflation, would've been looking at a run down 3x1 at best, possibly on an inferior street in 700sqm:, with a view to staying there a decade or so then spending well over $1m to build.

    The person today skips that headache and saves the $1.whatever million in construction costs. I think the penny is finally dropping on the astounding value in blue chip Perth ATM because over last few months a lot more properties are going under offer and contract and IMO the absolute steals aren't really there now in the 1.6-2.5 or so mark. Still there above 3 or 4 m but naturally a much smaller potential pool of buyers and sellers

    The stretch from North Beach to Sorrento piques my interest

    Have seen a few 3 bed places pop up for between $600 and $700k,

    I like the location, puts you within catchment for Carine/Sacred Heart/North Beach primary.

    @Perthguy I actually think it's just plain old black.

    It looks great doesn't it. I think the floor is grey concrete with a darker oxide in it and burnished.

    Also its in the Applecross school district which would be a strong draw card for renters.

    It looks lighter than black in this picture. I was thinking maybe like Laminex Charcoal? But I think it is darker than that.

    Is this like arguing the white, the off white, pearl, beige or ivory?

    Laminex Charcoal is a dark grey. In this picture, the samples on the right, from left to right are: Gunmetal, Charcoal and Battalion. I really like the Charcoal with that granite but I was concerned it might be too dark for a kitchen.

    Laminex has the colours on their website but I don't think they are very accurate.

    It could just be my monitor but I think Charcoal is darker in real life. Anyway, put Laminex Charcoal next to Laminex Black and even you wouldn't say they are the same colour ;)

    The way the light is reflecting off it, I am pretty certain the cabinets are 2-pac finish.
