    Where is the good pockets in Mount Lawley?
    I heard one is a street or two back from the train station as it's elevated and you get good city views and links to transport.

    Is Beaufort St too busy and too many car parking problems?

    yeah the train station side is great, lots of dense trees and nice roads. I've had a few mates rent there and the concern is generally the same - walking distance to the Flying Scottsman. otherwise you may as well save a few bucks and look in inglewood/maylands.

    Personally i wouldn't live on beaufort.. have done main roads before and the car noise/inconvenience of not being able to just pull out of your driveway is too annoying. can't comment on how that would work out as an investment.

    When I spoke with the REA they mentioned the owners wanting over $1.3 though how much over is anyone’s guess. I had it in my mind as good value between 1.2-1.4 but it all depends on what someone wanted to do with it.

    There is significant slope, town planning restrictions and 1m laneways widening on 2 sides required.

    Get your map out, drive down these streets, you will soon work out the desirsble locations


    Some pockets near rail and desirable Perth College ie Clotilde, Almonbury, Farnley,

    Other side West of Beaufort, exxy, large blocks
    Regent (west)
    Hillview
    Glenroyd

    Large blocks/deve potential
    The Avenues, typical 880sqm, good value here

    Lower entry level, Streets off William, smaller work cottage homes
    Grovenor
    Monmouth
    Forrest
    Chelmsford

    They wanted almost $6 mil for this in 2011 but got $4.5m. Stamp duty alone would be 224k :eek:.

    Then in 2015 the new owners tried to sell it on for from $4.8-5.3m...2 years later its listed from $4.25m, ignoring mortgage repayments but including stamp duty etc thats a loss of 100k a year....but is it a loss waking u to those views everyday? :eek:

    The Manning property had me so confused for while there. The agent has put the street in the wrong spot on the map. Great location though. I'm not really in touch with prices in the area but that does seem like a bargain.

    Wouldnt rely on asking price of properties in Melbourne. Even with new requirements, agents are normally well below sale price.

    Drives me crazy. Something I like about Perth is the majority of list prices are the actual price, not 30% under asking.
