    If you want closer to the city then yes block sizes are much smaller as land is valued between $1500-2000 psqm for under 3/4km from city*

    * general rule of thumb. There will be stuff in that area not worth that

    ouch , selling for exactly the same as it did in 2006. Seems about as successful as one of my investments.

    Thanks @Big Daddy for the data, would help me narrow down my search range a bit. Good to see some better yields there than what I have seen so far.

    I probably didn't explain myself better. Point is Sydney market is at the opposite cycle to Perth at the moment but the yields are not significantly different. Perhaps it's only me, but I would like to see a better yield in the slower market to invest in. FYI, I can see a Sydney Inner West house being advertised with 4% yield just a couple of days ago.

    Not sure if I'm paying too much now or too little 7 years ago, but definitely I wasn't paying anywhere near 2.5% interest more than now :D

    Difference is Sydney yields have dropped due to booming housing market. In Perth yields have dropped significantly due to oversupply of rentals

    Agree and I wonder how long before those oversupply gets to a better balance for Perth.

    Sydney market not booming anymore! I have been working here for a year now with the intention of ripping money out of the state and investing it into Perth. The Chinese money has really dried up in the last 3 months, my colleagues are finding it ridiculously easy to rent new apartments for lower bids, no one at home opens, 20% more listings. About to see some decent falls coming up. Property in Sydney is at least 30% overpriced in my opinion.

    Keep monitoring Perth prices and plan a purchase in next 18-24 months

    A bust is inevitable for Melbourne as well. just won't be as bad because apartments are cheap as chips and poorly built.

    Totally over my estimate and about 5 genuine bidders

    Wow that seems very high for land value. What happened to the bidding expected to start at 800k ?

    It started at 800k.

    In about 3 minutes it was at 1.2m.

    Bidding at 1.25m had 4 serious bidders.

    I've just gone under contract on a property in Perth. Very, very happy with the whole deal and the buyer's agent I've used has been incredible and is worth his weight in gold. Some of the other deals he's sourced recently have almost printed money for his clients.

    Can't post details of the property yet but I'm happy to once it's unconditional. In the interim, if anyone is looking for a BA in Perth I have your guy! No affiliations or kickbacks for me, it's just that people would do very well to use him in the pending recovery!
