    It's a very regional area. I suspect the inside might be trashed as there are no photos of the inside so it's probably going to be a money sink before you can rent it out again.

    Personally I think if anyone picks that up for under $1.5mil they have stolen it!

    Im in with the other consensus - $1.6-1.7m

    If/when Perth moves from recovery to rising, does people think it comes from inner to outer, or the other way round?

    It's always from constrained supply (inner and coastal) to surplus (outer)

    Not in Perth. Our desirable suburbs are not necessarily in the inner. For example, Inner western and inner southern suburbs a desirable. Inner eastern suburbs are less desirable. Along the coast are desirable suburbs. Draw a line directly east for 10 to 15km from those suburbs and you hit very undesirable suburbs. Which will rise first is a tough call and will depend on where there is pent up demand. The last mini boom in Perth saw some fairly low end suburbs really boom.

    My thoughts are mixed. It's cheap but it's in a meh area, maybe clay soil, plenty of stock, higher risk.

    Would you want to develop it to it's full R60/80 potential ie apartments or 5 townhouses or a simple triplex?
    The advert is a little confusing stating 624sqm and 655sqm

    What does your feasibility say?
