    110 Wood Street, Inglewood, WA 6052 - Property Details

    I earmarked this last week as a bargain and it was unconditional sold within a couple of days. Was on market for $625k and sold for $630k.
    Great location in Inglewood on a 562sqm block with R30 zoning (so not much you could do with it) but a great PPOR renovate and extend project or retain/renovate and build a Single Bedroom Dwelling in the rear

    As opposed to....? FHB's at 15% of the market? Investors at < 10%?

    The right product does very well in this sector.

    It's a huge growing market with the number of older people outpacing young people. They also have money and appreciate nice complexes. I wouldnt do anything with communal ammenities except for maybe a community veggie patch. Keep it simple.

    It's only a 1300sqm block. It will probably only be 10 x dwellings

    Surely you'd still provide a mid-level terrace garden or something, though? Maybe with a small communal working-from-home office attached?

    There are a couple of builders / agents in the Scarborough area that snap the good sites up straight away. Gotta be quick on the button to beat those guys!

    That property falls within the Sub Precinct Area 2 which has some pretty extensive guidelines you need to follow for development. They are after some kind of 'garden style' development which needs large setbacks to provide space which would restrict the width of the building on that site. You can go up a few stories but then achieving a design that the council wants might be painful.

    Some builders/developers have re agents in their pockets, make no mistake of this, you scratch my back, I will scratch your back, they sell the end product, works both ways.
