    Thank you much appreciated !! Mine is 3.7m from brick wall to fence...need to measure the distance of the eaves... never heard of a reg14 h that's handy to know.

    Quite a wide price range but seems cheap for a large block with a renovated home this close to the CBD? A lot of old unlivable housing authority homes in this area are going for land value at around 650 to 700. Why is Kensington cheaper than similar suburbs? General reputation, poor public transport, or the R15 zoning?

    Zoning for sure. Makes suburbs like this undervalued because the pressure will be on in 10 years time to rezone so might be a good buy now.

    So crazy cheap for what it is. Sandwiched between south perth, the vic park cafe strips, curtin uni and the river. Half the price of land to its left or right and a prime candidate for significant council rezoning at some point. This is text book bargain in Perth that so many people will look back in on a decade and say "I could have bought that, and if i did I'd be a millionaire now". Probably suit a low LVR buyer as it will have pretty low returns while you wait for the land to move.

    Yes long way to go but got the recovery has to start somewhere and I think it has. There will always be bargains to be had even in a hot market

    Depends what is built, for how much and what comparables are going for. I've done no due diligence on it - just thought it potential for such a low point.

    Blocks on Charles St greater than 1000sqm has a zoning of R100. The Airbnb logos are a bit weird.

    Looks good to me. That's a nice part of Kensington. Just a few blocks closer to the river and the house prices jump considerably.

    Both bargains, in particular, 42 Fifth Ave, as you could potentially develop this property.

    I see it was an out of area agent and went to auction, someone stole it, this would have been in high demand. Marketing must have been very poor, I don't get it. I am currently not in Perth, when I get back I will check it out.

    Second Ave not the most desirable location, but at this price who cares.

    3.5KM is like Redfern/Surry Hills to Sydney CBD. The suburb house median is 1.68M.
    There isn't any detached houses, only Terrace type houses

    That price would buy you 2 bed apartment with same KM from CBD

    I am not at all surprised.

    Blue chip has not recovered since the Perth crash of 2007. There are signs though,

    I even heard there was a Sydney buyer who offered $2.4M on a property in Coolbinia, but got pipped by someone in Perth. Some higher stuff is starting to move.

    Though in saying this, the properties posted are absolute bottom basement bargains, quite shocked. Lucky buyers, perhaps they got a real dud agent at these prices.

    The second one is a great bargain. I always get put off by auctions but in this case it would have been worth going.
