    Didn't City of Stirling pretty much blanket upcode a lot of the City to R40? I know the plague of triplexes at least affected Balga, Nollamara and Westminster. You're right about the connectivity though. My mate bought a nice little stand alone house in Nollamara and tried cycling in but it's a really bad run. Tried the bus and the train but it takes far too long. She's moving to Vic Park. Other mates from Nollamara moved to Maylands near the train station but I think they mostly cycle to work along the shared path.

    Yes, Perth peaked in 2007 (except Nedlands;)), but in Melbourne there was a boom cycle that started in 2008 GFC, only State that boomed in Australia. Short boom. Melb recent boom started in 2013, been going strong now for 4 years, Perth has sadly been left behind.

    I have been looking at inner city East Melb and Richmond you could be looking at around $1.5M for a 2 bedder cottage. My how things have changed compared to Perth prices which have fallen back.

    Mt Hawthorn is a great suburb and cheap as chips at the moment, good time to upgrade, or perhaps a deve site may work, duplex, upmarket property. Don't know? I think there is a demand for high spec, homes on green title, baby boomers downsizing.

    Can anyone shed some light on the good areas and less desireable areas of Mount Hawthorn?
    I.e Back in the 2015 mini boom i thought this property was a screaming bargain.

    653sqm R40 (potentially 3 unit site)
    45 London Street, Mount Hawthorn, WA 6016 - Property Details

    Edit: There may be a MRS widening reservation on this street. Anyone know where i can find a map to see if this house was affected?

    Under the City of Vincent Intramaps go to address and click on Town Planning Scheme view. Then it should by default have the MRS turned on. That part of London many many years ago did have the widening on it but it was taken off by the Dept of Planning and City of Vincent quite a few years ago.

    I still think it's a good price - waiting for the R40 rezoning would have been the kicker - who would have thought we'd still be waiting now.

    The better areas are away from the freeway, Green street and London st (Loftus st). See map attached. Mount Hawthorn would be a great area for a PPOR upgrade.

    This one falls outside my mud map but great for a young family...

    These prices were a lot more common 18 months ago. Everything in Mount Hawthorn gets snapped up in the first weekend or two now...

    Mt Hawthorn ticks all the boxes, however I would not buy too close to Freeway, it can be quite noisy and impact on end value???

    Its not a 3 unit site because it's unlikely to qualify for any concessions. The only difference (would be) multi vs grouped/single.

    So generally green st, london st and scarbourgh beach rd are lower end values?

    What about the areas overlooking the park (Britannia Rd Reserve area) and closer to the train station? Also are there any high elevation streets with great city views that always command a premium?

    For those still following, rpdata has it being sold at $150k! And the agent told me with a 28 day settlement period.

    Haha that blitzes my $80k offer with 75 day settlement.

    I'm surprised someone went that high - not convinced its worth it at 150k.

    So we recently had media reporting Perth is on the way to recovery? When you look at prices of some of these deals, it actually makes it crystal clear we have a long way to go

    3.0m from the house if you are retaining the existing dwelling as a grouped (strata) dwelling, and the 3.0m access is common property.

    If this is a split zoned property (R20/30 or R20/40 etc) then all dwellings must take their vehicle access from the this driveway (no separate crossovers).

    eaves over this driveway may possibly be allowed a Reg 14H 'eaves intrusion easement' per the attached (Easement 14H)
