    @chesterfield that's a pretty good example. That parking they came up with it fantastic to fit all those car bays in.
    City of Vincent really seem to freak out over 2 storey parapet even though they are in the rcodes. I've seen one approved where it was next a commercial wall of the same height (@Aaron Sice designed it near Kooyong books) and I've had one approved with a letter from the neighbour stating it was ok and it's only 6m long

    Thanks, I thought it was a clever development as well! Although a poor external colour scheme, but that can always be updated. The design sets a good precedence for the area and shows what can be done on these traditionally smaller sized blocks... which are now seem to be pretty rare this close to the city and with the R80 zoning.
    Good luck with yours, you should do well as it's a very bespoke design and unique concept.

    Mine got thru because it was abutting a storey-and-a-half parapet the entire boundary length and the adjacent lot was commercial.

    I liked the look of this.
    Whether a bargain or not depends on the number after the 4 that it sells at. I think it has a lot going for it for someone looking for a value add then rent strategy with a reasonable entry price.

    Premium suburb, walk to uni, other duplex half looks Iike it's had work done already based on street view.
    While the list of jobs might be large, nothing a weekend warrior (with mates) couldn't shine up pretty well.

    Looks good to me. That's a good price for the area. Lots of million dollar homes in Menora. I am a fan of the old duplex half too. I think they are really under valued in Perth.

    I have seen some stunning duplex half renovations. I will see if I can track one down.

    Yeah I've seen some turned into beautiful second storey extensions and some demolished altogether and new houses built next to the old 50s basic duplex

    Lol second stories! and here I was thinking new flatpack kitchen, refreshed bathroom, polish floors, enclose front yard, clean up backyard, paint, window treatments...rent.

    4A and 4B are on a 809 sqm R20 block (so it was divided a long time ago as would no longer make a duplex). I can't see the size for each but I presume it would be approx 400sqm each.

    2013 was pretty much peak buying at the $560k but I would say perhaps they are trying to drum up as much interest as they can and get it as close to a $500k as possible.

    It's pretty much land value with a free 2 bedder with a 4 in front of it. I think the old very basic duplexes like this are good value as their land component was very high

    One of my husbands friend's demolished and rebuilt his duplex half. He said, 'never again'. :) I think it was around 1000sqm shared. Probably a good project for someone who enjoys a challenge.

    surely one would just add a bedroom and ensuite to the rear and pick up equity that way, instead?

    There are a lot of bargain hunters in Perth at the moment so I'm not surprised. Especially with the way the add was written and the very keen pricing. Probably wasn't someone from here but a local shark
