    Thoughts on this place guys? 23 looking for my second IP, thinking this could be a nice way to manufacture equity as it’s got a RP data Val of $540k-$715k (quite unrealistic I know)
    However The agent gave me a price guide excess of $450k

    would love feed back, odd shape block however no easements.

    Good deal if you get it for 450k but highly doubt it. RP data 715k is quiet realistic
    Corner + r100 with that location near the shops

    If its just an IP there would be others but 450k in Kewdale is region on a full size lot is getting quiet hard

    The project is pretend 'woke'. They state a woke position then get talked out of it by their guests. Thats the format. I know because I am genuine woke lol.

    Wow what a 90s design to the outside. Would have been very 'cool' when built.
    I think when someone has an eclectic decorating personality like that its a distraction and does not help the sale.
    Interesting to see but not a good look from a sales point of view. Its like one of those weird suburban mall gift shops where they sell statues of dolphins diving over crystal balls etc.

    Not perfect but its not the worst
    Apartments - There is a lot being built around the area (targeting FIFO workers etc)
    Terrace style housing - Some would have longer depths but still workable

    Personally this lot would not be my preference but there are developers out there doing these projects. With a medium price of the area around 500k (give or take) I wouldnt really want to develop >r30

    Though could be a good landbank investment. Wait till next doors for sale and buy or sell together. Yield by perth standards would be horrible but not everyones after yield
