    I agree, I wouldn't live there.
    Over the past 18 months I have seen houses on large blocks sell on both sides of Spencer Rd close to the Train Station for sub 350k time and time again. Just seems ridiculously cheap. The streets in that area arent too bad as well.

    Horses for courses. All depends on the budget. Suburbs that have a high likelihood to gentrify will do well in short and long terms.

    just looked at google maps - looks like a quiet large block (approx 1650m2) with only 12 apartments (wonder what the land value is on this) might be a good investment.

    I dont have an exact answer for you but i did go and look at this ~2 years ago. Owner probably took down and leased again because i remember the agent saying if they didnt sell theyd rent it out again. The owner owns all 12, how would that affect strata decisions if you had 1/12, would they have automatic majority or? It definitely needed some work, could get away with a dulux makeover but if it were me id be doing the kitchen and bathroom at a minimum. I thought land value may be worth it, but wasnt enough for me to seriously consider it. Great location, but didnt suit my objectives.

    My sister bought 1 of 4, seller and another family member own the other 3. It was getting quite bad until she had an official letter written up giving the previous owner a warning to stay off her property and give all correspondence in writing.

    I reckon most of the properties in Perth at today's prices will be considered as bargains after one or two years. A year ago, the agents were chasing buyers and there were a lot of desperate sellers. Now, you have to chase the agents and compete with other buyers if the properties are well priced.
