    so you have a couple of car parks prior to river

    Could this impact on price point and not centrally located??

    Also, does anyone think the border restrictions till March 2021 will impact on Perth market. Its working in our favour atm as we have no covid cases, but ......????

    I'm currently on a pilbara minesite as a contractor and have been speaking to a few of the Miners. For the few that FIFO'd from interstate, they can leave WA but they cant get back in with an exemption for work. One guy hadnt been back to his home state for 89 days and was planning to be on site for another ~75 days before he called it (Pre christmas i think?) Thats a long time to be away from your family. Whilst i dont agree with McGowan blatantly stating people should move here, its possible now that the borders have been officially extended people may consider it, initially tightening rental supply. That being said, i think the Companies are putting interstaters up in hotels for their R+R and not in private rentals, so unsure if extended border closures would be easier for them to keep doing that or get them in rented apartments?

    Once they settle, they can apply to fly over

    Price wise sounds interesting if sub-divisible. But the design baffles me. Main door opening to an atrium and see through to a bed room. Hmmm.... must be some Feng Shui thing I beg to understand. :rolleyes:

    Right at the T junction for Marcus ave too! Which is always busy with people turning on to Marmion after doing a rat run from Leach Hwy.

    Applecross seems to be one of the few inner city(ish) suburbs where land prices haven't really moved for 5-10 years (I've mainly been looking north of the river). To me that makes for some bargains.

    Decent PPOR. $1.05m buys you a spacious 4x3 just one street back from the river.

    No price listed but search price is around $1.7m which seems good for a 1,189sqm R60 block. I'm guessing subdivided survey strata lots here would sell for at least 20% more than similar lots on Canning Highway.​

    Alternatively, pick up one of the many 1000sqm+ R15 lots with an older house. Live there (or rent it out for a terrible yield) and pray for eventual rezoning.

    Applecross is a funny case. It's an upper middle-class area. But not particularly outstanding compared to Nedlands or Claremont. My Asian friends love this area because of the good schools. Lands are not very sub divisible although those which could had been done. There are some new development of apartment towers, which drive some existing residents away. I have a friend whose house was on Canning Beach Road got snapped up by developers.

    I wouldn't mind living in Applecross and love the suburb. But it is not standing out somehow. Maybe it is an opportunity in disguise or another South Perth deja vu?

    Looking at a property today, interesting times

    RE agent been selling for 45 years said his never seen a market like this .... where there is low stock and pent up demand. Properties selling within 1 week, however prices are not rising??? I think very weird too.
    I still believe its coming.... watch this space

    I've always seen Applecross as the nouveau riche Dalkeith/Peppermint Grove. I think it often attracts a particular type of person that wants a massive riverside home but sees the golden triangle as too snobby or expensive. It's also the most 'prestigious' or 'aspirational' (i.e. expensive) suburb south of the river which draws in wealthy people who work or have family in the area. South Perth probably offers a better lifestyle but isn't as family friendly (higher density and lacks a good public high school).
