    Hows embleton as an area? Not too familiar with that side of perth. Seems like low land component? Nonetheless cheap

    Not as good as Bayswater but this block offers value for money for FHBs and even investors with 5% yield and no strata.

    Hi Everyone, looking for advice for a place in Victoria Park. The block has been spilt with the house sitting in the middle. It’s now a duplex with common walls and roof. Would like to know if there are any catches with regards to strata/ insurance and any advice with a property like this. Can I renovate on the fence line and such?

    Lathlain is not Vic Park, it is in Town of Vic Park.

    I only see a listing for 10 Staines St?
    10 Staines Street, Lathlain, WA 6100

    It's not clear what you mean by a duplex. The aerial imagery is dated.

    I love it!!
    The only downside for me is the platform bed, I don't think I could get used to crawling onto the bed BUT it is very space effective and maybe it's easy to deal with. Bags not making bed - I bet it's a biatch to get all the bed linen on :p

    Hi guys, I’m looking around to buy my first home. After the 6 months, i have the intention to rent out. Initially looking 5km from CBD, but Nollamara popped up as possibly undervalued, with possible good gains in near future. With that in mind, what are your thoughts on this.. was looking to offer 20k-30k below asking.

    15A Newhaven Way, Nollamara, WA 6061

    Chasing decent yield as well as capital gains.
    Also thoughts on Nollamara..?

    The Newhaven Way one presents well. Nollamara is riddled with 3x2x2 units in that price range. Huge amount of new ones being built too.

    I would take Balcatta over Nollamara
    1/45 Wesley Street, Balcatta, WA 6021
    Buses on Wanneroo road are one zone to Perth. Circle route bus on Morley Drive take you to train station.

    sold for $305k March 19
    No idea how difficult to demolish and rebuild on that site at some time in future.
    Land seems to sell for $1000sm around there


    A little over you $330k But closer to Perth
    4/336 Hector St, Tuart Hill, WA 6060

    Read enough on here and Yokine Tuart Hill etc might have better capital gain prospects

    You can do better than Nollamara with that money. Some starter suburbs to get your research going are: Tuart Hill, Belmont and East Vic Park

    Thanks for the great tips, I’ll redivert my search then. Didn’t feel comfortable about nollamara anyway.

    Thanks, I am looking in that areas as well, living in east Park atm. Not sure about Belmont though. Is it worth considering?
