    In what sense? I mean, a "good" PPOR is often just personal taste. That house seems nice enough.

    1.7 million seems on low side for 800m2 in that area

    It is backing onto a commercial block. For a buy-and-hold, the poor yield will be a killer.Maybe there is a bit of money in subdiving and selling of the rear block but overall quite average.

    Can pickup a triplex lot in Vic Park for a bit more money or a duplex for lot less money.

    $975/sqm in prime area of Booragoon, that's another record. I got the feeling we have seen the last of this house. Someone has to be extremely dedicated to renovation to keep it. As renovating it to its former glory is not cheap nor simple.

    Quite rare for the price; they must have been desperate to sell. I think a reno budget of 150-200k would be sufficient. Big job..but doable. I might go down and see if they want a hand :D

    Even if I had the cash to cover stamp duty and the reno it would a serviceability issue that stops me from making that kind of purchase :(

    I lived on this street.The area is quite desirable but I think its quite overprice and its just 2 rooms so wont fetch you much in rentals while you hold.

    The block next door is bigger at almost 900sqm so was/is duplexable.

    Previous contract fell through because of finance but this will sell quickly.
