    A lot more house with this one but a lot of work. I received a letter saying it was under offer 6 days ago and asking if I was interested in buying or selling in the area. A representative from Mont called me today to say it had sold (price only just decreased again) and if I was looking to buy or sell...blatantly lying. I wouldn’t trust them. Peter (Selling Agent) had no time to talk and was in and out during the home open. Turnover is their game.

    That place is a cracker! I've got a soft spot for that style of architecture, would be great to reno it all and bring it back to life.

    If entry and exit fees weren’t so exorbitant I would consider bringing it back to its former glory!

    There is probably a reason the current owner is selling it with 9 months left on the lease. Have you asked the agent why they are selling? One bedroom, virtually no land component, lots of similar supply. What is your play? I cant see this getting much capital growth so is it a cash flow play? It's cheap and theres probably a reason for that. Few more questions that need to be answered i reckon

    Can you actually live in it full time?

    Strata seems low for 2 lifts. No sinking fund for future expensive lift maintance

    Seems about right to me when comparing to 3x1 stock with similar land size in the area for sale/sold. Anything near or on a busy road that requires a little work is generally low to mid $500’s in Hillary’s

    It will be interesting to see what it went for. Mid 1.5’s is a bargain, well below replacement cost in the area. Well done to that buyer!

    I got a call from the agent they just dropped this $120k to $1.320,000

    I am looking at downsizing, but if I could buy land and build I would prefer this


    Any thoughts on this prop??

    It's not screaming value to me. Did you consider buying one of your GF's ones like the Franklin St ones?

    There is a few duplex development sites in the areas you would like but they are no bargains either. Watch out for the ones with side laneways as you lose quite a bit of land with having to cede land to the council for laneway widening. If Alma Rd is ok then check out #147 Alma Road, North Perth, WA 6006

    Yes, I did look at these but land was not big enough
    Also areas like Subi , West Leederville, Daglish have more choice

    I agree not screaming bargain

    Alma looks interesting, seems cheap? Compared to what I have been looking at

    Landcorp selling off land in Shenton Park, all sold, was not looking at that time

    Another release in Jan, near Shenton College.

    That West Leederville house is a great design and layout on a narrow site. I really like it and and am a big fan of two and three storey places that retain usable land for outdoor living.

    Didn’t expect it to last long with the price range added after the 1st buyers finance fell through.
