    I don't see anything about that in the listing? Is it something the REA told you?
    It is possible for that to happen, more information required to work out how much was transferred and if there is anything left

    Hi Team, if i may stand on my soap box a little bit.

    Have been a bit quiet lately, mainly due to the fact we bought our first home! Its been a hectic couple months and even prior to that with what felt like so much information overload looking at and assessing houses every.single.day...

    Its a humble little 4x2 on a corner block approx 18km from perth CBD. The house needs some cosmetic work as expected but we knew that going into it. Couldnt be happier with the location too. Cheers to everyone who i spoke to along the way and for all your wisdom and help.

    Sorry these are the documents provided by the REA.

    I was curious as to why the property sold for $1.45m in 2017 but has not received any bids >$600,000 now.

    Interestingly they have also extended the auction end date to try and get more bids. I suspect the 2017 buyer might not have known about the density issue. However once known needs to be disclosed which probably has turned off current buyers

    From what I could skim read there was 115sqm of plot ratio left when the plot ratio was sold. That was back in the mid 2000s and the density may have gone up since then for the block allowing more than 115sqm of plot ratio in current calculations.

    It would need professional advice from a Town Planner to work through it and see what is left and convert to today's density.

    Redcliffe Wa - new train station, Costco, DFO mall coming soon and airport next door. Under $400k under 10km from cbd.

    I just left a house close to this Redcliffe. Be very careful about the location. Aircraft noise is a absolute nightmare in some pockets of Belmont cloverdale redcliffe area

    Yep. My daughter lived in Cloverdale. You could almost wave to the passengers on the aircraft.
    Having said that, after a week of living there, they didn’t hear it.

    With the proposed increase in flight traffic, if you are not already hearing impaired you'll be in a few years.

    Good luck to all that can live with the noise. We couldn't and thank God our lease was only 6 months!
    If it's a rental property I would question buying into noisy areas...tenants wont last.
    My block was a revolving door...most tenants left after lease expired. Most people hardly know about the aircraft noise until they move in and can't sleep at night

    None of it matters.

    Heritage Agreement- Clause 3.3(c). No subdivision allowed - would include build strata.

    Belmont the suburb not the city. Rivervale is generally the best one of the cluster but only marginally but commands a much higher price so less value IMO. For that kind of money one might as well buy in Vic Park.

    Belmont the suburb offers value if budget is a constraint. #doyourowndd
