    No comment as to if it's a good buy.

    I posted recently about a gutted ex drug house not far from there on a smaller block. It sold for $280k. Go back about 5 pages and read a few of the posts.

    Not really a bargain but just sharing experience from my first auction today at 1-2/151 Fitzroy Road Rivervale WA 6103 1-2/151 Fitzroy Road, Rivervale, WA 6103

    Basically 4 bidders with 2 pulling out pretty quickly. Opening bid 600k.
    Then bidder on phone from overseas kept bidding an extra 1k until 658k.

    I was a bit surprised that there was only 2 serious bidders for this property...

    Cars and parking. Just about every household has 2 cars and where do visitors park.

    While many like no "strata fees". Who/how is common driveway garden maintained? What if brick paving needs repairs due to ant damage etc?

    By the look of the pictures you would need to spend money before you ranted it out. Wasted money if long term goal is to demolish and build.

    at $660k
    Looking at end products I doubt it would be worthwhile building 4 units.
    If you went the 10 apartment option then you are stuck trying to sell 10

    4 Collick Street, Hilton, WA 6163 did this get snapped up in a matter of days or have I misjudged when it was listed? Where can you find date listed on properties for sale?

    That's pretty damn fast, I was tempted but decided I would prob be biting off more than I can chew being my first ever purchase....bit too much work required. One I had on my watch list in Cooby sold in under 2 weeks recently also, there is movement when priced right as we all have been saying

    Tempted on 4 Collick? I own property on that street and know the area well. I thought number 4 was pretty average - you can do way better.

    For the price though....350k in Hilton. Not sure how much it would have needed spending prob circa 50k. Renovated Freestanding 2 beds are 500k plus so I felt there was money to be made just too much work for me at this stage.

    There's heaps of that sort of thing in Hilton at that price range. I see them come up all the time. 4 Collick was way too close to South St, which is why it was cheap considering the not-awful condition it was in inside.

    Cheers, love your local knowledge. How is Cooby sitting these days? I think someone got themselves a good deal on this one 11 Prospero Crescent, Coolbellup, WA 6163 I recall it being listed for a much higher price so I didn't entertain it, prob should have.......and this sold very quick just before I went away also wish I had considered it more seriously 2 Escalus Street, Coolbellup, WA 6163

    A bit of housing commission stock on that street as well. Not necessarily a bad thing but all depends on the people living there I suppose.

    50-50a Jugan Street, Mount Hawthorn, WA 6016

    I would be interested to hear peoples thoughts on this one. 2 'liveable' houses on subdividable block in Mt Hawthorn. Price is similar to dual occs up for sale in Balcatta? No pictures of inside either house is a worry.
