I would try and at least find a corner block, so the new place has street frontage. I don't get the impression that demand for a house behind a house is very strong in these areas right now.

Fair point. Just a thought bubble. Haven't done the maths but just looking at what sub 350k would fetch and what options are out there

I liked this quote from another thread Infinite Wealth, house and land ?

So maybe value add to the original house let someone do the "developing" in the future

You just need to keep looking.

Westminster's find from a little while ago sold for $285k 213 Shepperton Road, East Victoria Park, WA 6101

Looking a while ago in Hamersley I found
96 Vickers Street, Hamersley, WA 6022

Has been on market a while now, doesn't look like it needs much work mostly outside and kitchen
12km straight line to CBD but backs onto Reid Highway looking at satellite pictures others in street have been developed. No idea if a good buy. Just that houses in the $400k range do appear around 10/15km from city

As you rightly mentioned closeness to Reid Hwy might be one of the reasons why this one has been on the market for long time. However, it has been priced accordingly

If @Damo93 is looking in these mid-ring SE suburbs, you can buy a a subdividable property with almost nil net holding cost at current yields and rates. Then wait for the market to improve.

Do you know what that big facility is that it is right next to? Looks like some sort of radio/comms tower? Have avoided looking at house in that street/area of hamersely as access is gained through erindale after a very awkward stretch of reid during peak hour times. Just seems a bit of an ugly duck area

With the "Build it, someone will buy it" philosophy of some Perth Property "developers" it wouldn't surprise me.

Both Lockridge and Medina are in great need of trendy inner city style apartments imho

It's a big block but I can't see the back yard being anything but back yard.

I could happily live in that style of building/land shape .

Apartments that far out - what for though? Where an apartment costs the same as a house if not more.

The trouble with the internet is there is only one "font" to write in. You mentioned NY style apartment conversions (i know you know better) I was being a bit tongue in cheek.
