    Can anyone point me in the right direction for built in pools/spas the safety requirements required ect

    Looking to buy a place with built in spa. Doesn't have a fence around it but the door is self closing

    Does it matter when spa was put in place ie: year built?

    Are self closing doors ok and how high does the handle need to be off the ground if self cloaing doors are okay?

    In perth ive always thought now its mandatory to have a fence around it at 1.2m high?

    Right so I have finally retrieved all the lost photos of the house pre-reno and due to a mid-reno holiday delaying things, will finally have the house completed in the next 2-3weeks. (Wall paint, floor tiles and carpet still left to go). For those interested, I have created an album under the title 'House Reno'. All the pre-reno photos are up. I will post the post reno photos when completed, likely to be mid June!

    Not bad price! I went down that street a few weeks ago. I thought it was a gorgeous area until I tried to turn right into Main Street in peak hour. Bad decision when the lights on Wanneroo Rd turning into Main Street change!

    Not bad, but for >$480k i'd hope you'd find something with a better back yard and not on a main thoroughfare road. IMO

    This one settled and actually sold for $285k :eek: - I was pretty shocked that the new REA got the owner to agree to it so low within the first week of the new campaign.
    Gutted that we didn't get to it in time but cie la vie :(

    If you had got there in time. Would you have even offered in the $285k range?

    I was actually thinking of offering $300k and hoping to end up around 325k seeing as it's last price was $350k. So I was gobsmacked that someone offered $285k (or lower) and was accepted.

    That might be good if it was a corner block like the listing reads and you could get it for that price or less and subdivide. But there no way that is a corner block

    That whole stretch to the west of Great Eastern Highway is full of cheap apartments like that. There is a lot of supply and when they widened the Highway some ended up being very very close to the traffic. Growth will be constrained due to plentiful supply I would say.
    Apartments around the $150k mark are achievable in Maylands, Wembley and Vic Park in all the older style concrete cancer suicide towers

    Looking at Langford, Thornlie, Gosnells etc type of areas for 750sqm+ with subdivisible retain+build or demo/build options either now or in the near future. I’m finding most are sub 350k which I would like to start off with jumping into the IP game. I have access to a company with Reno being basically cost price so would prefer retain and build - just update front and build new back.

    I did a bit in Gosnells and Armadale, along with Koondoola and all these lower socioeconomic areas. Moving forward I will only stick to development within 10kms of cbd and along main arterial routes considering public amentity.

    Gedankenexperiment?

    What do the numbers say? I see lots of developments near where I live. I can't see how the numbers work. I can't see that there is demand. They all seem to build the same product and design.

    Many posts on here indicate that at the moment within 10km or so of CBD is the best area.

    Looking in the areas you mentioned seems to be a lot of choice under $300k. Why would a buyer want your product?
