WA Post a Bargain - Perth 2019

    Slower than expected about a 2 week delay but going well Only 2k in additional costs from the initial quote to replace plumbing (all corroded and rusty) and for an Engineer to inspect the roof prior to removing the walls we wanted.
    So far the main bathroom, toilet, laundry are complete and all old walls removed and new walls installed.
    The last 4 weekends we removed the carpet and gutted the house of all doors, built-in shelving etc and have been stripping wall paper, washing, filling and sanding walls - the old owners loved to nail their bills to every wall in the house it seems!
    By April 12th we should have the entire house painted, kitchen installed, floor tiles and carpet in. The Master Ensuite we plan to do later in the year as we decided to relocate and enclose the toilet and have decided we will most likely make this house our long term PPOR.
    Very exciting but also a lot of hours and hard work.. two jobs and renovating a house is not fun! No time for gym, rugby or socialising! Bring on the NZ holiday next month!

    You must post some photos for us to appreciate. Next time I walk past I shall knock at your door so don't be surprised if a stranger says I want to have a look at your reno (maybe more than one stranger will do so :eek:):rolleyes:

    Will do this weekend! We have had a few neighbours poke their nose in the door, more than welcome, also had a few helping to fill our skip bins haha

    This one still hasn't sold and price has dropped to $152,500 now...Perhaps a little more wiggle room even still!

    It’s been for sale for quite awhile. I think the slope down from the road is killing it. It has serious fall and there would be a lot of retaining required to do a triplex on it - would be a small and compromised triplex too if they were single storey as it’s a small block.
    I’m building on that exact street and we encountered limestone during earthworks which was an unhappy moment.

    Edited to emphasise that I am not joking about fall. Here is the contour map - there is like 5m of fall from the front setback line - so probably around 5.5m from the road.

    First one was an absolute bargain. These were selling for up to 440k in 2014 so with the 17% drop in Perth, $365k is expected. The buyer could probably relist tomorrow for 320k and sell quite fast. easiest 20% anyone has ever made.
