Possible foundations problem

    Hi all,

    I have an IP in the eastern suburbs of Melbourne, and recently recieved a report from the PM of a crack in one of the bedrooms. It looks like a fairly large crack, but only in one room running across the doorway.
    I'm thinking a structural engineer should be called out, hoping to get opinions on here as well. Any idea of the costs involved?...

    Looks like a pretty large crack. If it's suddenly emerged at that size quickly and not just gradually grown to that over time it would be quite concerning. Would definitely get a structural engineer to assess it as it may potentially be a roof structure issue at quick glance. How old is the building?

    When we purchased it (3 years ago), there was nothing there. Only since a recent routine inspection it was pointed out to me.
    The property is build on slab, and was built mid-late 70's.

    Oooh... that could be a bit more than a restump then unfortunately....

    Having someone come out to do a quote should not cost much.... the quote might bowl you over though... Hope it will be ok.
