QLD Possible Deal in Strathpine

    Hi guys,

    Not sure if I should post this here.

    Possible deal in Strathpine which has fallen through as per the agent the reason is the buyer couldn't sell their home and the seller need to sell asap as they have bought another place.

    Suburb: Strathpine
    Price: Lowset in original condition asking $low 300's. (At the end of the day the seller wants it sold - I understand desperate).
    Rent as per agent is $350-$360pw
    Block is over 600sqm

    The floodmaps say it's not flooded etc. But buyer will need to do their own DD.

    Let me know if someone wants it. Only posting as the agent has been mailing asking about it.

    First come first serve. No caveats.

    Hey @MsAli it might be worthwhile giving a bit more detail on the location of the property too for example is it close to the Strathpine station? That's if you don't want to disclose the address or include the link to the property of course :)

    Kudos. That's one of the things I like about PC veteran investors willing to share deals that might help others have a look in.

    I'm committed elsewhere for now but strathpine is one of the areas I targeted.

    Apologies if this came across as a smart arse comment on @MsAli s helpful post. I should have been clearer. It was aimed at the councils use of that 'next generation neighborhood ' term. The councils add such terms to their zoning, that don't make much sense to people.
    Having said that, Strathpine has good fundamentals for both investors and fhbs alike.
    Kudos to @MsAli for sharing the deal.

    I looked into that a week or two back. A bit too close to the creek for my liking. It's just outside the flood map range, but I'll still be cautious.

    That section of Stanley Street is also on the main road leading in to the Brendale industrial area from Samsonvale Road - although I understand that MBRC plans to bypass it by extending Livingstone Street directly to Leitchs Road.

    Are you planning to view the property prior to making an offer to assess the immediate street and neighbourhood context (are the neighbour's homes and street well cared for and predominantly owner occupier in appearance i.e. gardens and home well attended to OR are the immediate neighbours and street appear unkempt, gardens not pruned and tidy with likelihood of being predominantly a rental enclave)...from experience, tenants care for gardens better when the immediate neighbours have tidy, well kept gardens as this sets the scene for high expectations.

    Assessing the local neighbourhood will also inform you if the property is located too closely to the Brendale industrial area.

    If you are not in the position to view the property we recommend a trusted source to do this assessment on your behalf before making an offer...

    How are local vacancies? And realistic rent assessment. I find that rental assessments in sale listing need to be discounted by 10-20% minimum.
