    If you happen to pick a bad (subjectively by my own personal standards) location and property type (a unit in say Blacktown or Merrylands), you could possibly have a cashflow positive IP. It would very much restrict your potential capital gains; but entirely possible to provide you with ongoing cashflow (I didn't do the sums, I may be entirely wrong).
