Port noarlunga - property, development

    Hi all, I hope I have posted at the right thread.
    Am posting seeking help/advice on behalf of a friend.
    Looking to sell a property at Port Noarlunga. My understanding is that the building itself needs to be pulled down so it is more of an build/development opportunity.

    Can anyone recommend a conveyancer in the area? She has been in touch with 2 agents, are commissions the same as Vic? What's the average rate? She isn't based in SA so would be grateful to be in touch with expertise in the area. Similarly if there is interest to maybe a purchase she would be open to that option too.

    Port Noarlunga is quite a nice spot, quite dissimilar to its neighboring suburbs. I can see it going well. What makes them want to sell?

    I'm not sure what agents or conveyancer's charges are in Vic to be able to compare.

    However here I'd budget ;
    2% or so for selling agent
    A few grand for marketing
    500 - 1000 for conveyancer's fee
    Searches performed by conveyancer - might be rolled into either agent or conveyancer's fee as these are provided to the buyer in SA

    DT - she is selling on behalf of her mum. Most of the kids dont live in SA... and they don't have the interest to develop it themselves. Hence the sale.
    Don't have the details myself have been told it is a good sized block although shape may be a little weird.

    Thanks for the info. It doesn't look too dissimilar to the fees in Vic.
