Hey there, anyone done a warehouse conversion in Port Adelaide or any kind of development? Median House price has done great things in the last year... would love any comments or info on Port Adelaide as a development consideration.. . Thanks Sasha

I'm a big fan of Port Adelaide as a dark horse. It has stacks and stacks of potential but locals (I'm from WA originally, it reminds me of Freo a decade ago) aren't really seeing it. It's had a couple of different government-initiated gentrification projects which haven't really succeeded, but I think getting in with some residential or commercial development could be quite wise - hopefully others follow suit and you'll reap the rewards.

Thanks DT ! I feel the same way... Glebe Point, Balmain and even the warehouses down near the harbour in Sydney used to be the arse end of the world too... but now people cant get enough of them. I think with the new develpment Port Adelaide | Cedar Woods, will make a difference.

One of the many challenges is the heritage listing which many of the warehouses have... make them extraordinarily expensive to convert, and cant demolish.... so its a limbo

You will know port has officially become cool/funky/hipster when little creatures decides to come in
There is another brewer (pirate life) planning to open up there though

They have been talking about PA for the past decade but it just couldn't make it. Some friends lost a lot of money buying in PA last decade. I blame it on the government on failure to deliver. There's no tram, no fish market, not enough population there. There are better areas with warehouse conversion such as Kent Town, Mile End, Brompton, far more potentials.

i dont know about port adelaide itself but surrounding suburbs are a fair bit pricier than a few years ago - ethelton, glanville, birkenhead on beach side and even rosewater , queenstown
I guess you could.say that anout any suburb in a capital city though (exc darwin, perth)

If you bought a house with lots of land in the area, of course there would have been some gain, but definitely not impressive either, oh with the exception of Semaphore. I know Semaphore was the black horse through the years. So if you bought a pretty Californian block there you would have gained a lot i guess. I was more referring to those units or townhouse developments. A warehouse converted is usually a townhouse or a unit or a house with smaller land.
