Porch + deck

    Hi my fellow members,

    My wife has fallen in love with victorian style porch thus requesting for one to be added to the IP which she is moving into. This IP might end up as our PPOR.

    Wife found tradies from hipages who quoted :
    Porch [6mx1.5m] = $3800
    Deck with steps [6mx2m] = $3500 [treated pine wood + painting], or $7000 [composite deck]

    Attached are photos of the IP's facade & proposed porch style.

    I think I am missing out on something.... :confused: it's either the costs ... the style ... the house ... the grass .... the porch idea ... the deck idea ... just something...o_O

    Could you kindly point me in the right direction ? All ideas / comments / suggestions are welcome :)

    [confession from a cheapskate husband ..... sshhhhhh.... : I want to make wife happy, but it has to go easy on my wallet too :p]

    You wouldn’t add a Victorian style though? You’d add modern style to suit the house?

    Is there somewhere else to sit outside? Is this more to “dress up” the entry? I’d not spend that sort of money to improve the curb appeal when you could do that with planter boxes, especially as it seems there is an apron of concrete outside the front door - would anyone actually sit there?

    If you are unlikely to actually sit out there, why not just improve the curb appeal another (cheaper) way?

    As it stands, it does look rather drab, with such a vast expanse of concrete out the front. I'm with Wylie on making it more modern, but not overspending. If you do, however, go with the deck, I'd take the more expensive option of the composite, rather than pine. Pine needs a lot of maintenance.

    Style of house doesn't help.
    Will end up reducing light into the lounge area
    Spend some money on a new split system air cond
    Then explain "we don't have enough money left" :p

    I suspect you don't have the height to carry off a verandah like the photo. Bull nose verandahs rely on 2.7-3m internal ceiling heights. The lower edge of the facia is only about 2.1-2.2m above the internal floor level and the bullnosing alone will reduce this by another 300mm (without the fretwork etc).

    ... not to mention adding a Victorian style verandah would devalue this house a great deal. :eek:

    This IP has picket fence. Somehow in wife's mind, this equation forms ==> picket fence + porch with poles & brackets = nice

    Yes. She was indeed thinking of dressing up the entry and turning the unsightly apron of concrete into a covered walkway.

    I'd explore the cheaper planter boxes option. Thanks Wylie.

    By the way, we'd get side gate & both sides of boundary fence painted the same colour. I was thinking of dark grey colour, but painter said either same colour was building wall or light grey. reason being "lighter coloured timber fence doesn't look dirty over time" ? :confused:

    I gotta admit that this is the least pretty IP we have, but wife is moving in for at least 6 months so I'm hoping to reach a compromise in between :p

    Between pine & composite deck, tradie quoted double for composite... $3500 vs $7000.
    Is this the market price for a 6m x 2m deck in melbourne ?

    I second this. The height of the existing roof just isn't high enough to then have a verandah attached to it even if it was a non bull nose one and was a sloped flat roof.

    There might be an option for deck + open flat pergola roof but the height of the pergola roof beams won't be terribly high so it might still end up being non viable.

    If I was going to spend money then I would probably spend that money on a carport

    I agree that there would be light reduction and the house style doesn't match. In regards to split air con system, we had in the past two years installed new air con and central heating and upgraded the fixtures. Gee. I gotta slaughter my kids' piggy banks to find more money :p

    The tradie whom wife spoke to said "everything is possible" .... and I was thinking to myself "yeah, of course, as long as client is willing to pay ."
    Now equipped with more knowledge about the specifications of a verandah, I can reach a more informed decision about "The Porch".

    In terms of adding value & improving facade, would you recommend car port at front of building ? or at the side ?

    I'm looking at skillion roof car port similar to photo attached.

    Reckon it would cost much more that $7000 [$$$$:eek:] because it had cost me $6880 to install a 6mx3m steel colorbond verandah at another IP three years ago.

    Not a fan of skillion roof, as it will look like a tack on

    I was hoping to improve facade with carport, similar to these options

    $7k was a quote I got a few years ago??

    Absolutely! After viewing the whole house, yes, a car port would be my first upgrade. Good for you & good for future tenants, should it hit the rental market again.

    And get something done with the concrete so that it doesn't look so bland, maybe a painted pattern similar to the colour of the roof or a cut and polish.
