Hey Sean, you just have to weigh up the maintenance/potential liability issues and decide if it's worth it.
It is both a maintenance nightmare and something some tenants expect to have. Suggest you include cost of pool guy once per fortnight into the rent you charge.
Add a pool levy onto the rent, so the pool is maintained properly, or else they can indeed become very expensive. Of more concern is the condition of the pool, equipment and fencing. Ensure you check these carefully with an accredited pool inspector.
Cant stop the tenants winding back the hours on the filter to save on electricity.... then that costs you $$$
