    Yea another one with same pm but not tenanted yet. The other one doesn't have a pool though. Fingers crossed they are just bad luck.

    Thanks nluo good suggestion I'll check up on my landlord insurance to see if this fits but my gut instinct tells me they probably won't cover it as is wear and tear. Doesn't hurt to ask though :)

    Yes as the tenant reports an issue the first thing I do is ask pm to check and determine whether this is caused by tenant damage. So far it just seems the house is old so the items naturally start to stop working.
