    Howdy folks

We've just had the glass fence installed and there is a gap below the fence which makes it non compliant.

We have the inspectors coming tomorrow... yikes. ..

What is the easiest solution to fix it?

    ;)

AFAIK, a gap is permissible however it cannot be any wider than a sphere ?? mm (same size as the gaps between bars of a compliant fence).

The above is for Qld - check local requirements.

Wouldn't the fencing company have to come back and fix this?

Someone I know successfully put off the inspector for 18 months, playing the "poor helpless little woman" and "batting my eyelashes now" technique. Pathetic.

But if you do tell them you are aware it needs to be fixed, I'm sure they will give you time to fix it.

We were allowed to make ours compliant on the day, by putting heavy sandstone rocks in the "low" sections ... heavy enough that a child couldn't move

To fill the 100mm+ gap may mean the 1200 height is compromised. Depends on the design. If panels are 1100 or more height they can be adjusted (clamps with allen key ?) and you may be able to drop all panels. Use a 100m timber spacer to lower them onto that (that normally how to install them !!)

Check gate first !! Gates arent as forgiving.

    Who installed a non-compliant fence ?

How does the gap under the existing barrier compromise the 1200 height?

It may if you alter the existing ground level to negate the gap.

Think of ground up. Total height cannot be under 1200.

    100mm gap
Glass panel 1100mm...Not all panels are 1100mm...

    eg Everton 960 x 1050 x 12mm Glass Balustrade Panel

When I planned mine a helpful person told me DONT MEASURE 1200 at top and work downwards. Start at ground at work upwards. Many DIY fence system leave no room to move if you do this.

If the gap was 120mm and the glass panel was 1050 then it would fail as total height can only be 1150. Important to check total height of gap 100MM + panel before moving it. If the glass was 1200 then you coudl raise ground to fill the 120 gap to 100 and it complies. No probs.

Our fence was built to a 1350 height to avoid the issue. We had capacity to make bottom gap 50-100mm to suit land fall and top edge is the key level. Some cheaper glass systems in retail stores assume a 1200mm total height and leave no room to move and you cant landscape and add to height without compromise to fence height. eg paved area may later encroach on the 1200.
