Pointless IP - how to proceed

    There seems to be a smaller number of properties advertised on realestate.com.au now. So you may find more interest in the coming weeks. Why was she in arrears? I would be very tempted to take her on but knowing there are arrears and accidental damage on her current rental it would make me nervous.

    Well it turns out she has decided to go with one of the other properties. The PM said he knew of another applicant who applied for a property in the area that has recently been tenanted so will try to promote our property to them. I hope this is a sign that the area is picking up.

    I also found out that the government apparently gives free bond money to people on benefits or low incomes and there is no criteria or checks in place to see if you've actually paid the rent due or maintained the property properly before you can get another free grant for another house.

    This is what the applicant did and why she'd rather lose her bond than keep up a payment arrangement with her existing landlord.

    Off topic question, but does insurance pay out for a burnt down property tax free if you decided to keep the money and leave the land empty and sell the land as it is which will be cheaper than the price you paid for initially.

    I am relieved to report that we have finally secured tenants! They signed the lease and moved in last week. They were in their previous rental for three years and paid on time so I'm hoping we have the same luck with them!

    I would suggest you improve the security of the property. It's good for your property and also tenants.
