    Hi all

    So

    Big time poster from the old forum 10 odd years ago. First time poster here ( ive been busy...)
    In the last 10 or so years I have invested in the Shoalhaven NSW . made good choices and bad.( listened to the gloom post GFC in regards to Sydney)
    Made some money but could have made more.( should have held for 10 years)
    I have currently sold all my 3 IPs as the market here is crazy but now I'm getting itchy again....

    Just starting the research again. reading reading. But I'm looking at a spend of around $500,000.

    Thinking Adelaide( Christies beach or surrounds) or maybe venture further west to Perth.

    Ill stay away from the shoalhaven as it only booms 12 to 18 months after Sydney. You can set your watch to it so its off my radar for 10 years now.

    So can anyone give me some info on how these areas are going over the last 12 months and how they are looking for the next 1-5 years. Crystal ball stuff I guess.

    I own numerous sites in Christies, and Christie Downs,and it is very popular with my clients, because of the policy area 40.

    DT. I have basically had my head in the sand in regards to additional properties so I'm just putting the feelers out. I am reading and researching also. Just a bit rusty.

    Whats this policy area 40. I gravitated towards Christies beach a few times over the years but nothing beyond web based research. Still looks valuable compared to my neck of the woods.
    I would like a 3X2 with at least 700 sqm. close ish to the beach . Something near beach road appeals.
    Where do you see value James both in location and type of house for demand side of things.

    Policy Area 40 is the Councils Medium Density Plan, it has just been amended,and is still very generous.Buy as a sleeper site, or knockdown/rebuild is popular, rear cut offs and hammerhead sites are becoming very rare, and rarely get to open market.

    @James McIntyre - what sort of budget do you require for a splitter (either battleaxe/hammer head or side by side)?

    Are side by side possible or only available on corner sites?

    Sites in the policy area are starting to move up in price since the amendment was finalised,which is a great sign if you are already in, as for budget, start at 350k for a decent site, corner blocks are more desirable, and splitters do not need to be corner blocks only.

    :eek:? That barely buys a strata parking space in the Sydney CBD. :confused:

    I would give Christie Downs a complete miss, didnt do anything for me in 4 years, all gone now :) Christies Beach i believe still will go somewhere, hopefully in my lifetime.
