PM skipped town and previous tenant owes heaps

    What I meant was I would tell the electricity company about the PM if they actually got any fee from you or if this person is a tenant of theirs. Not rectify tenancy issues.

    That is if you were worried about telling them who was in the place, which I would not be worried about, as I would not want them giving my name to collection agent.

    Most PMs won't do this as part of the fees, & you would pay extra & frankly, it gets harder to account for at a glance & won't stop this type of tenant IMO.

    Every single one of my PMs distribute more frequently than monthly. I happily pay an additional statement fee (normally circa $2.20) to have rents paid more often than monthly. Receiving rents twice a month rather than just monthly is a point I am not flexible on and insist upon.

    The benefits of having rents distributed to the landlord twice-monthly rather than just monthly include :

    • Landlord money hits the offset account sooner, thus helping to save on mortgage interest
    • If a tenant's rent money hasn't "cleared" in the agent's trust account in time for rent day, there's only 2 weeks to wait till the next rent distribution rather than a whole month
    • If there are issues, the landlord becomes aware and can check that the PM is onto it. Monthly is too infrequently. For instance, a non-paying tenant is potentially already 4 weeks deep into the behaviour before a landlord knows about it if you're dealing with a non-performing PM.

    Choose a pm who uses software the allows you to log in and see exactly what is happening any time you like ..payments, bills and inspection reports.

    No LL insurance? :eek: You can stop talking now, I've stopped listening. :p

    It depends on the insurer. Some are ok on periodic. some aren't.

    Hope you get it sorted OK. Electricity should be easy. Back rent is a Tribunal matter and when you win a judgement in your favor you can claim against the agency and if they don't come good, their insurer or the state govt. compensation fund which all agent's license fees are supposed to contribute to.

    This agency was like this but have now closed it down somehow. Dodgy as.

    Covered for malicious damage but not rent arrears. Not sure why I made that decision ....

    It is the sort of thing that is easy to let slide when things are going ok.

    Must be out of NSW if the norm, but you can pay them extra in NSW, and not 2 bucks for most in NSW, but.....

    The tenants pay how they want.

    So although I have PMs that do twice a month as normal, I find it is deposited once due to tenant paying ahead & I find that it is always at odds to others in the monthly cycle, so I have been considering telling them to do end of month only.

    Easier to check everything at end of month, only IMO, but people are free to do whatever works for them :)

    Another reason to hate PMs

    I've had some bad experiences with them to. Not like this. Don't know how they can put power into your name??

    What do you mean by 'put power into your name'? Do you mean wiht the owner portal?
