    We've put no pets as we had woollen carpets and polished timber floors in one place. Tenant signed two year lease. At the end of the lease teant moved out. Had their two dogs living in side the whole time( wolfhound and cocker spaniel). Carpets, floors, screens and curtains all damaged. PM never noticed. They are going to Lie and just remove pets during inspections. Now we put pets on application. At least then we know what were dealing with.

    Gee, why the angst with cats. We have 5 cats & I do foster care as well, meaning multiple kittens until they get adopted.

    Yes, you will get damage from SOME cats and/or dogs, but that is usually determined by the quality of the tenant, and as @YMan said, way more damage from children than pets.

    I'm just cleaning up after a dreadful tenant, in a home that has a long history of tenants having pets....dogs mainly, but some cats. There are two tenants that I will remember very well. The first one had something like 8 dogs, I think it was and a cat. They were show dogs. Kept the house & yard immaculate! Built some runs for the dogs in the yard & took them when they vacated. Never an issue. I think the home was better when they left than when they moved in.

    The second lot were pigs! No, they didn't keep pigs, the tenants WERE the pigs. They had a cat & a couple of dogs. The dogs scratched a hole in the laundry door, chewed the door jam off the front door, lots of scratches, big ones, all over the door. Bags of rubbish chewed by the dogs all over the yard, holes everywhere, the retaining wall bricks removed & put under the fences because the dogs were constantly digging, large yard covered in faeces and garbage. The level of cockroach infestation is off the charts as well.

    At the end of the day, even if you stipulate no pets, you will find that tenants will have pets, so make sure that you aren't too precious about your property, and make it as low maintenance as possible.

    It's surprising how often this happens as well. Friend told me about someone she knew. Had about 20 dogs. Would hire a truck for the day & load the dogs into large crates & drive around with them until after the inspection.:eek: Now that's a tenant that I don't want.

    when the dog gets fleas, your tenants might even be extra thoughtful and go and put lime powder throughout the whole property (like literally in the carpets), never mind the cat ***** from the kitten all over the place too! :)

    We have had pets and they cost us too much money. We never got money back from bond for pets scratching doors , scratching wooden floors , dirt marks on walls. Even this year it cost us 4k to rip up all carpet and polish floorboards as they were breading cats in all the bedrooms. For eviction, PM requested them to clean carpets twice and then they added 4 deodorisers per room to mask the smell. After a few weeks once the deodorisers were empty the smell of cat **** from dozens of cats was unbearable. I had to remove the carpets and dispose to save costs and the pain of fleas biting my legs through the whole process was annoying.

    We initially said no pets, then tenant asked for 1 cat which became a dozen cats every few months in breeding season.

    All the problems were low to mid social economic areas. If you are in a high-end area you should be okay with pets .

    It's absolutely feral, some of the kids rooms had the cat poo in them too, just absolutely disgusting.

    Most tenants aren’t that gross though, surely. Like my dog, we pick up his poo every day, he only poos on the lawn, and he hasn’t ripped up the yard or anything. Surely that’s more normal than the example above.

    A tip for those with scummy tenants that need to clean up pet smells. Use Biozet! It will break down the enzymes that cause the smells that humans can't smell. If an animal defecates or uninates in an area, they will still go back there after it has been cleaned, because they can still smell it. To them, they associate that smell as 'their toilet'.

    You're the exception to the rule. 10 years with rentals and had cat and dog ****/****. Damages and fleas everywhere. And that's with no pets. Have so far had 2 tenants out of 20 with pets, doing the right thing with pets. Was at a final inspection with PM and what I thought was mud ground onto laundry floor, was actually dog **** as PM got down and did the sniff test. PM going the extra mile :)

    If you are considering dogs, please do thorough reference checks. Searching for a tenant last year, I had a very nice family apply with just one small little dog. Reference checks indicated they let the dog defecate inside the previous house. Yuck!

    To date, 100% of my tenants with dogs have let their dogs do significant damage to the property. I have found them disgusting. I have never had a major problem with pet free tenants.

    I don't have carpet, but I would presume not. It's a laundry detergent, so I wash everything in it, but I also have it diluted in a spray bottle to clean up after the kitties.
